It’s feeling hot, hot, hot in Wake Forest!

hotWe may be 5 days away from the official first day of summer here in Wake Forest, NC but things are definitely HOT!  It feels like we hear it every year and this one is proving to be no exception as we are already seeing record breaking temperatures in the area.   The heat wave that rolled in over the weekend is expected to generate record highs for the second day in a row today and there is little relief on the horizon.

The heat outside is not the only thing that’s blazing around here as the real estate market continues to heat up!  With the Raleigh/Durham area continuing to rank among the nation’s various “Best Of” lists, people are continuing to head this way…eager to call the area home.  It’s been awhile since we’ve seen inventory in short supply and those who are in the market to sell are finding themselves in a pretty good position, overall.  For the first half of 2015, our Triangle Multiple Listing Service indicates that homes are selling on an average of 67 days here in Wake Forest.  67 days…from the day it is actively marketed for sale until closing.  During the month of May, Wake Forest saw 148 homes sold (as indicated by the MLS), with an average of 52 days on market.  If you’ve been kicking around the idea of selling, we should talk.  The Kima Real Estate Group is here to help you reach your goals!

So, with homes selling so quickly, you may wonder what’s available out there for sale.  What are people buying?  I thought I’d highlight a couple of listings today at various price points & give you an idea of what’s being offered around here.

Let’s start with 4205 Virginia Colony Drive;  listed at $149,900 this is a brand new construction townhome in the Shearon Farms neighborhood.  Shearon Farms is conveniently located with entrances on Burlington Mills Road and Capital Blvd., just 2 miles north of I-540 and 3 miles from Triangle Towne Center shopping.  Community features include a junior Olympic Pool, pool house and sidewalks.  This particular townhouse offers 3 bedrooms, 2.5 baths and just over 1500 square feet.  I love the upscale feel of the hardwood floors, stainless steel appliances and tile backsplash.

Up next is the simply stunning 1628 Heritage Garden Street, located in highly sought Heritage neighborhood.  Listed at $264, 900, this one is pretty fresh to the market!  I love a good Charleston style home and this one is no exception.  With just over 2300 square feet, you will enjoy 3 bedrooms, 2 full baths AND 2 half baths!  I know we’ve discussed the current heat wave so let me say that I can imagine myself swinging on one of the TWO covered front porches on any nice FALL evening.  With an open and bright layout, you’ll also find a spacious formal dining room, large master bedroom, large loft and a finished 3rd floor bonus room with half bath!

If new construction and larger homesites are your thing, you will want to check out 8841 Knights Union Way in the Emerald Woods neighborhood.  Emerald Woods is located just off of Camp Kanata Road is just a short drive to all of the necessary conveniences yet just far enough away to feel as though you’re on a private escape.  This particular home sits on .76 of an acre with a huge front porch, 3 car garage and finished walk up attic.  You’ll have room to spread out a bit in the 4000+ square feet 4 bedroom, 5 bath interior AND the large backyard with screened porch.

For a truly unique & established home on over 2 acres, I encourage you to check out 7309 New Forest Lane in the Waterfall Plantation subdivision.  You’ve got space galore with all of the nooks and crannies being utilized.  This home features soaring ceilings, custom hardwoods, stacked stone, double-sided fireplace, downstairs guest suite, large bonus room with access to 700 sq feet walk up attic.  In total, you’ve got nearly 6,000 sq feet of living to do in this 4 bedroom, 3.5 bath all brick home.  You’ll have prime outdoor living on this corner lot with fenced yard, irrigation system & drought resistant zoysia grass.  There’s even space for a county pre-approved in ground pool! This home is on the market for $650,000.

While there are others on the market in the various price points, I’m going to end today’s featured list with a home meant for those in the market for the more luxurious lifestyle.  100 degrees outside or not, there’s plenty of comfort to be found at 4005 Graham Sherron Road.  This exquisite estate is absolutely jaw dropping.  There’s truly a place for everyone on this 4+ acre estate.  When the heat gets to be too much, go for a dip in the in ground saltwater pool and entertain guests from the 1200 sq feet pool house!  There are not enough words to adequately describe ; the attention to detail is incredible.  This home is currently on the market for $2,300,000.
